Why did you want to become a Loan Officer? I very much enjoy meeting new people, networking and helping others with the American Dream of Home Ownership.

What is your favorite part of your job?  I really enjoy educating people on the different types of financing options that are available and helping them from start to finish.

Do you have a favorite/memorable story or experience you’d like to share regarding a client? (Names will remain anonymous) I closed a loan for a Pastor friend of mine and his wife that had not owned a home in over 30 years.  The closing went very smoothly and was extremely successful. I brought in closing gifts for the couple and handed it them with the keys for their new house and she began to cry!

Any special hobbies that you like to do in your spare time?  I am a very big sports fanatic and especially love our MN Wild! #18,002 – I also am a motorcycle enthusiast.

Tell us about you or your family?  I have 2 children. One boy and one girl. I enjoy traveling and try and take at least one trip somewhere warm every winter!  Favorite location visited thus far: Barbados

Ever see advertisements for a lease on a great car for $150.00 a month with nothing down at the time of signing? Although, this is a real offer, it is not just for anyone. It is reserved for people with stellar credit. But is a great marketing effort to get you in the door.

You will also see advertising like this in other industries such as the mortgage industry. But now that you’ve been captivated by the low rate offer, you can see what you really can qualify for. No harm done.

There are things you can’t control when getting a home mortgage. It’s the behind the scenes activity of the lender. Like any company, they have to buy and sell products to make a profit and it is up to them to determine what their profit margin is. Let’s focus on what you can control to get a lower interest rate on a home loan.

Credit Score

One of the first thing a lender is going to do is pull a credit report. They are looking at your credit score and credit history. This will determine what kind of risk you are to the lender. If you are frequently late on payments and have a credit score on the lower end, you will be looking at a higher interest rate. This will result in a higher monthly payment.

Before you go to a lender for a mortgage, take a look at your credit score. If there are marks that you don’t agree with, fix them. Limit your credit inquiries as these will lower credit score each time it is checked. If you have high balances on your credit cards, pay them down and make payments on time. If your credit is really poor, you may want to enlist the help of a credit repair company.

Nowadays, credit is just about tied to everything. Be sure to work at keeping a good credit profile.

Amount of loan

This is what you borrow from the lender and contractually agree to pay back.

When you’re buying a home, mortgage lenders don’t look just at your income, assets, and the down payment you have. They look at all of your liabilities and obligations as well, including auto loans, credit card debt, child support, potential property taxes and insurance, and of course, overall credit rating. Based on all this, you will be approved for a set amount to purchase a home.

Amount of down payment

Lenders will reward you with a lower rate when you have a larger down payment. Put yourself in the mind of a lender. They want borrowers who are willing to put a larger personal stake in the property. You are more inclined to not default on your payments as to not lose that big down payment.

By borrowing less, you will owe less in interest over the life of the loan and the less you borrow, the lower your monthly payment will be. Additionally, when you put 20% down or more, you do not have to pay private mortgage insurance (PMI). This insurance is to protect the lender if you were to default on your loan. This will cost you thousands a year extra.

Loan terms

You will be looking at a long term loan or a short term loan. Generally, lenders offer a number of fixed rate mortgages. Most lenders offer a 15 year and a 30 year mortgage.
On a short term loan, you will get a lower interest rate and over the life of the loan you will pay less. Keep in mind that your payment will be higher but the home will be paid off in half the time while saving thousands in interest. So if you’re looking to save money and can afford the higher payment, the short term mortgage is the way to go.

Choosing the type of loan

There is a plethora of mortgage loans offered. However, there are loans that can save by having lower interest rates while requiring zero to very low down payments.

VA loans: If you or your spouse served in the military, you might qualify for a VA loan. Such loans require lower (or no) down payments and can offer greater protections if you fall behind on your mortgage.
FHA loans: Like VA loans, FHA loans require lower down payments. They are popular with first-time homebuyers as they require as little as 3.5% down and are more forgiving of low credit scores.
USDA loans: If you live in a rural area, the USDA might help you out with a low- or no-down payment mortgage, and you might also get help covering closing costs and can offer help if you fall behind on your payments.
First-time homebuyer programs. If this is your first go-round in the homeownership process, check out the HUD website for a list of local first-time homebuyer assistance programs.

I’ve been involved in real estate some way or another since I was 12 years old.  Adding pages to the paper MLS listing books for my mom.  Then sweeping out new construction homes before carpet went down at 15.  Eventually getting my real estate license at 35.  Then finding my way into mortgages a few years later.

I’ve watched the market climb at a pace never seen before.  I also watched it drop at that same record speed.  Then the fall out of foreclosures and short sales.

It wasn’t pretty.  People losing their homes, their stability, their way of life.  Readjusting what’s important.  Most have made it through with a renewed list of what’s important.  Read adjusted lifestyles and priorities.

We seem to be in a market currently that is more balanced.  Values are slowly increasing at a pace I’d call good and safe.  So far we seem to be slowly recovering.  There is stability in the market place and that is good for all involved.

I’m here because no matter what the market climate is, there are people that want to buy and sell homes.  A place for their families to live and work and grow.  I have first-hand knowledge of the market to help you.  I have Realtor relationships, to help you.  I work at a company, Mortgages Unlimited, Inc. that has positioned themselves in such a way that they have become the oldest independent non- bank owned mortgage company in MN.

We thought it would be great for you to get to know our loan officers. So we asked each of them to answer a few questions to help you get to know them.

Meet Pam Barton, a Mortgage Loan Officer working in our Maple Grove Office. Pam grew up in the real estate world, and has been actively working in the mortgage industry for the past 17 years. Pam was voted Top Mortgage Professional by Mpls St.Paul Magazine in 2013 and 2014, and she has achieved Platinum Level status with Minnesota Housing.

What is your favorite part of your job?

I love helping people. To help someone’s dream of owning a home come true is what it is all about. My clients become friends for life.

Do you have a favorite/memorable story or experience you’d like to share regarding a client?

I had clients that I worked with for two years; We worked to fix their credit and get them in a position to buy a new home. After two years, they were able to buy a beautiful home to live in and raise their two children. That was 10 years ago, and we still keep in touch.

Anything unique about you or your family (kids/grandkids/travels/hobbies)?

My claim to fame has always been that I have two sets of twins 16 months apart. From those kids I now have 8 grandchildren, now that is what life is all about, those little kids!

Do you have a favorite/memorable story or experience you’d like to share regarding a MUI or Professional event?

I have been with many companies before Mortgages Unlimited. There is no place like this, where the owners care so much about each and every person in the company. We are a team here working together – with the clients best interest at heart. I like to say I am at my final resting place. Thank you MUI for all you do.

Minneapolis-St. Paul Magazine recently recognized Minnesota’s “Super Mortgage Professionals” by polling their readers asking out of the over 11,000 Mortgage Loan Officers in Minnesota “Who are the best?”.  Among the award winners was Pam Barton of Mortgages Unlimited.  We asked Pam what being recognized as a Super Mortgage Professional means to her.

On Tuesday December 10th the Minnesota Mortgage Association held a luncheon honoring its next Loan Officer of the Year for 2014.  Steve Furlong of Mortgages Unlimited knows a thing or two about what that distinction means.  You see, last year at this very same time Steve was honored with receiving our industry’s highest distinction, and was chosen as the Loan Officer of the year for 2013.   It’s been a whirlwind of a year, and we asked Steve to reflect a bit on what receiving the Loan Officer of the Year meant to him:

I will never forget standing at the podium accepting the award for Loan Officer of the Year in front of my peers; it was a greater honor than I could have expected.”

“I referenced some advice my mother gave me as a youth; Start every day with the same question: ‘who’s life can I help make better today?’ And then get to work focusing on the positives, and making the best of the opportunities as they come your way.”

And making the best of opportunities is exactly what Steve did.

Steve Started with Mortgages Unlimited in 2009 while he was completing his MBA from the Carlson School of Management at the University of Minnesota. During this time Steve built and trained a staff of new loan officers to the mortgage business, became heavily involved in both the Bloomington Business Chamber of Commerce and the Minnesota Mortgage Association, became a partner with Habitat for Humanity, and built his team to one of the pre-eminent mortgage consulting teams in the Midwest.

“Steve approaches his job like a corporate CEO.  He has built his business from the ground up and looks for every opportunity to serve his clients’ needs.” said Steve Gatti, President of Mortgages Unlimited.
